The site sits on a natural ridge which overlooks the Shortland Waters Golf Course in Newcastle and existing wetlands.
The siting of the apartment buildings is deliberately located at the beginning of the site, allowing for a greater contextual and topographical fit.
The development consists of three types of buildings, being residential flat buildings, residential care/community facility and single/two storey villa configurations. Each type is orientated towards the north to look over landscaped areas.
The built forms are orientated to minimize energy usage through use passive solar design. The majority of apartments have dual aspect allowing for cross ventilation.
The proposal has a pre-existing social hub, being the Shortland Waters Golf Club. This provides both a physical and social hub for its immediate community as well as the broader community. The residential care facility provides another community hub, creating a neighborhood focus and includes shops, community, library facilities physiotherapy and hydrotherapy.
